The Heights At 701 is a 208-unit apartment community in Central Texas built in 1984. Despite the fact that it’s well located with good visibility, access and proximity to a grocery anchored retail center, at the time of acquisition in February 2019, it was only 59% occupied and had a history of resident dissatisfaction and problems with City code inspectors. Within our first year of operations, our team cured all code-compliance issues, upgraded 25% of the unit interiors, and increased occupancy to 91%. It was a very pleasant surprise for us when we learned that we had earned “Apartment of the Year” honors from the City in 2019. We look forward to continuing to work on this project and others in Central Texas.
