Investment Strategy

Optimal Realty Capital targets investments requiring $5 to $20 million of total capital that offer strong risk-adjusted returns. Our goal is to succeed for our investors and we believe this is accomplished in the following manner.

Special Situations Investing

We avoid chasing returns. We instead focus on expressing our high internal quality standards and management skills to turn around mismanaged apartment communities. We aim to create value through restoring a sense of community, improving the resident experience, and renovating projects to their full potential

Core Focus

We are very focused and carefully target geography, deal size and property class.

Underwriting

is best in class. We have a “no stone unturned” approach to underwriting the real estate, financial scenarios and the key people in every project.

Ethical Standards

Integrity permeates everything we do.

Capital Friendly

years of working with financial institutions, our detail orientation, and proactive communication style generates goodwill with our valued financing partners.

Engaging & Delivering

The right team, vendor relationships, goal prioritization and meeting routines, on each project are critical to our success. Over time, making our communities better places to live, while being focused on fewer, better projects, creates long term value for both our investors and communities.
